Most Melbourne homes land between $45 and $220 per square metre for flooring supplied and installed. Carpet and laminate sit at the lower end. Engineered timber sits at the top.
The product is only part of it. Subfloor preparation, old floor removal, stairs and trims all move the number. A quote that leaves those out is not cheaper. It is just less complete.

Totals include supply, underlay, installation and removal of the old floor. Subfloor preparation and stairs are extra where they apply.
This is the biggest variable. A flat, dry, clean slab needs almost nothing. An old slab with glue residue and dips can add $15 to $45 per square metre before a single board goes down.
Two hybrid floors can look the same and cost double. Wear layer thickness, core density and warranty length are where the money goes. Cheap boards in a hallway look tired in five years.
Small rooms cost more per metre. There is more cutting, more waste and the same setup time. Large open areas are the cheapest per square metre.
Stairs are hand work. They are priced per tread, not per square metre, and they are often the single biggest line after the product itself.
A straight lay is fastest. Herringbone, chevron and feature borders take much longer to set out and install, so labour goes up.
Upstairs apartments, tight access, furniture moving and after hours work all add labour. Tell us up front and we build it into the fixed price.
Most people get three quotes that describe three different jobs. Before you compare the numbers, check all three answer these questions.
If a quote is one number with no breakdown, ask for those lines. That is usually where the difference between two prices is hiding.
Carpet and entry level laminate are the cheapest per square metre, usually from around $45 to $55 supplied and installed. Carpet is cheaper in bedrooms. Laminate is cheaper over the long run in a hallway, because it wears better.
For roughly 60 square metres covering three bedrooms and a hallway, expect $3,000 to $6,500 supplied and installed. That includes underlay and taking the old carpet away. Stairs are priced separately, per tread.
Engineered timber runs about $110 to $220 per square metre supplied and installed in Melbourne. European oak with a thin wear layer sits at the lower end. Wide board Australian species with a 4mm or thicker wear layer sits at the top.
Yes, usually by about half. Hybrid runs around $65 to $120 per square metre supplied and installed. Engineered timber runs $110 to $220. Hybrid is fully waterproof. Timber is real wood and can be sanded back later.
Yes. Lifting and taking away the old carpet, underlay, smoothedge, floating floor and in most cases tile is included. Tell us if you would rather handle that part yourself and we take it out of the price.
Nearly always one of three reasons. The subfloor preparation is not in the price. The underlay is the thinnest sheet that will pass. Or the old floor removal has been left out. Ask for those three lines and the gap usually closes.
