Engineered timber gives you a real hardwood surface, usually 2mm to 6mm thick. It is bonded to a multi layer plywood or high density core. That core is what makes the difference. The layers run in opposite directions, so the board barely moves. Solid timber swells and shrinks when a Melbourne week goes from 12 degrees and damp to 35 and dry. Engineered boards hold their shape.
You get a floor that looks and feels like solid hardwood. The boards come wider and longer than solid timber can safely give you. And it can go straight onto a concrete slab, over plywood, or float over an acoustic underlay in an apartment.
We supply European oak, Australian species such as spotted gum and blackbutt, and the full Quick-Step engineered range, and we look after the installation from start to finish. You have one point of contact the whole way through.
It is the closest thing to solid hardwood without the movement, the cost or the installation limits.
The top layer is real timber. You get true grain, natural colour variation and warmth underfoot. No printed floor can copy it.
Most newer South East Melbourne homes are slab on ground. Engineered boards are dimensionally stable enough to bond or float directly over a slab once moisture levels check out.
Boards can run up to around 220mm wide and 2.2m long. That makes an open plan living area feel bigger. It also cuts the number of joins across the room.
A wear layer of 4mm or more can usually be sanded back once or twice. So traffic lanes and scratches after ten years are not the end of the floor.
Engineered boards handle underfloor heating far better than solid timber, hydronic or electric. Just keep the surface temperature inside the maker’s limits.
Pre finished boards arrive sealed from the factory. There is no on site sanding, no polyurethane fumes and no waiting days before you can walk on your floor.
The species and finish set the character of the room, but the specification underneath decides how the floor lives. We walk you through both at the quote, with samples in your own light rather than under showroom downlights.

Yes. The top layer is genuine hardwood veneer, typically 2mm to 6mm thick, bonded to a plywood or high density fibreboard core. Once it is installed you are walking on real timber and it looks identical to solid hardwood.
Solid hardwood is one piece of timber the whole way through. It moves noticeably when humidity changes. Engineered timber has a real timber surface over cross layered core. That makes it much more stable. It allows wider boards. And it can go over concrete slabs and underfloor heating, where solid timber often cannot.
It depends on the wear layer. Boards with a 4mm or thicker veneer can generally be sanded back and recoated once or twice over their life. A 2mm wear layer can usually only be lightly buffed and recoated rather than fully sanded.
With normal home traffic and sensible care, 20 to 30 years is realistic. Floors with a thick wear layer that get refinished can run longer. The finish usually wears out before the timber does.
Kitchens are fine and very common, as long as spills get wiped up rather than left to sit. We do not recommend timber in bathrooms, laundries or anywhere the floor gets wet regularly. Hybrid flooring or vinyl planks are the better answer in those rooms.
Sweep or vacuum with a hard floor head, then damp mop with a pH neutral timber cleaner. Never wet mop and never use a steam mop. Felt pads under furniture, mats at external doors and trimmed pet claws will do more for the floor than any product.
